On sloped ground, your topsoil has been moving downhill for years

This is the Jordan version of the problem, and it is genuinely different from the rest of Niagara.

Properties running down toward Twenty Mile Creek have real fall on them. Every heavy rain moves a little soil, and over a decade or two that adds up: the top of the yard thins out and gets hungry, the bottom collects what left. People notice the low end looks lush and assume the high end is a watering problem. It is not. It is a soil problem, and watering will not put back what has physically gone.

Topdressing is the treatment that addresses it, because it does the one thing seeding and feeding cannot — it physically replaces material at the top of the slope and rebuilds the organic matter in it. Done as a repeated thin dressing rather than one thick load, it also stays put, which a heavy single application on a slope will not.

The bench loses what you give it

Jordan sits on bench land above the escarpment that has grown fruit and grapes for well over a century because the soil drains fast and warms early. Excellent for a vineyard, awkward for a lawn: water moves through it rather than sitting in it, and takes dissolved nutrients along.

That makes topdressing more valuable here than almost anywhere else we work, because it is the only treatment that changes what the soil actually is. Compost-led dressing worked into the top few inches gives fast-draining ground something to hold moisture and nutrients with. It is a multi-season project rather than a single visit, and it is the difference between a bench lawn that goes off-colour every July and one that does not.

Topdressing and levelling are different jobs

Levelling fixes shape — dips, ruts, settle, animal damage, the hollow that holds water after rain. On deeper spots it is staged, so grass grows up through each lift rather than being buried in one go.

Topdressing is a thin even layer over the whole lawn, a quarter to half an inch, improving the surface and the soil under it. It is how golf greens are maintained.

Large properties usually want both, and booked together they cost less than booked separately because the material and the machine only come once — which matters more here, because Jordan is the far end of our range.

Three kinds of ground in one small village

Jordan Village — the heritage core, with tighter lots, older homes and mature trees. Surface roots run close to the top, so dressing is done by hand around them rather than by machine.

Jordan Station — north toward the lake, flatter and heavier, with mixed fill underneath. These lawns behave more like the rest of Niagara, so the clay caution applies: straight sand over heavy ground can create a layer water will not cross, and a blend is the safer answer.

Jordan Harbour — waterside at the creek mouth, open to the lake with little to slow the wind. Freshly dressed ground dries fast out there, which makes autumn timing and immediate overseeding more important than usual.

The bench and the vineyard side — fast-draining gravelly ground, often sloped, on big properties. This is where dressing does the most good and where soil testing first pays for itself, because guessing on an acre is expensive.

Autumn is the right window

Nearly every lawn out here is cool-season grass, doing its real growing in late summer and early autumn, so a dressing laid now disappears into actively growing turf within a couple of weeks. On fast-draining bench ground autumn is also when moisture is most reliably available — which makes the seasonal case stronger in Jordan than almost anywhere.
